Experience behind the conversation

Our founder is in the deals with you.

Real estate is personal. So is the capital behind it. Adam’s real estate experience began in 2002 and spans property sales, acquisitions and investing alongside operators. Capstaq brings that perspective to investors who want to understand an opportunity before making it part of their lives.

Start where you are

Three investors walk in with
three different questions.

“I have $100,000 and I have never done this. How do I know this is real?”

You want to understand what you would own, who is watching your money, and what happens if something goes wrong. That is where we start, in plain language, before any deal.

“I have done a lot of these. Why you?”

You know what a waterfall is and you have read enough offering documents. You want to know what is different here: the structures, the vetting, and the fact that our founder is in the deals with you.

“I have owned buildings. I have never handed my money to someone else.”

You are used to being the one in control. You want to know how to judge an operator the way you would judge a property, and what passive really means.

The Capstaq approach

Understand what
you own.
And why it fits.

Access is only the beginning. A useful investment conversation makes the property, people, economics and risks understandable before you commit.

Find your starting point
01Who is responsible?

Meet the operator. Review relevant experience, who contributes capital, who receives fees and who makes decisions when the plan changes.

02What are you investing in?

Understand the specific property, business plan and legal interest. GP equity, LP equity, a joint venture and a loan can carry very different rights. The documents—not the label—define your position.

03What has to go right?

Separate existing facts from forecasts. Examine where returns are expected to come from, the fees charged and the assumptions most sensitive to delays, costs, leasing and financing.

04What happens if it doesn’t?

Ask how losses, capital calls, refinancing shortfalls and an extended hold would affect you. Collateral or priority may change a position; neither eliminates loss or liquidity risk.

05What happens after closing?

The operating partner manages the asset and provides project reporting, offering documents, distributions and tax materials under its agreements and portal. Capstaq supports the investor relationship and helps route questions to the responsible team.

Before you begin

Good questions.
Clear answers.

Who is Capstaq for?

Capstaq focuses on accredited investors considering individual commercial real estate investments. Eligibility, permitted jurisdictions and investment minimums depend on the specific opportunity. Investor-country reach does not mean every offering is available in every country.

Am I buying a fund or an individual deal?

The focus here is deal-specific investing. The legal interest may be equity in a property-owning entity or a lender position, rather than direct title to a building. Review the structure and rights in the official documents; they differ by transaction.

What is the minimum investment?

Minimums are set for each offering. Capstaq focuses on substantial private real estate allocations, not small-share retail investing. Ask for the current minimum in the official materials for the deal you are considering.

Can I get my money out early?

Do not assume you can. Private real estate investments are generally illiquid and may be held longer than anticipated. The secondary-market concept is in development; it does not provide current liquidity or a right to sell.

Who handles reporting and documents?

The operator or designated administrator provides official investment documents, reporting, distributions and tax materials through its process and portal. Capstaq supports investor communication and helps connect you with the responsible team. Specific obligations are governed by the investment agreements.
